Eagleson Road Land Development
Designated Flood Zone and Re-Zoning
Land development was hindered by a 50-year floodplain covering nearly 90% of the property, making the project financially unfeasible. A solution was required to mitigate the flooding impact on the development area while adhering to conservation authority requirements.
Our team assessed site conditions, explored potential solutions, and developed value-engineered alternatives.
Engineering Innovative Solutions
Maintaining zero volume change of earth moving within the development zone is the main guideline from the conservation authority. This requires an innovative approach to alter the landscape, increasing the potential developed area without affecting the volume within the project footprint
An effective geotechnical survey was conducted across the site footprint to evaluate substrata conditions, groundwater table, foundation constraints, landscape topography, ground stability, and the need for potential retaining systems to meet zero volume change conditions. This provided essential design parameters for exploring innovative solutions.
Empowering Customers, Protecting Environment
Various land use scenarios were presented by our team of professionals, offering ongoing support to the client to secure approvals from authorities and manage the plan of action. This approach ensured a financially feasible development that meets regulatory requirements and achieves the client's project objectives.
